What is the Main Area You Would Personally Recommend for New Landlords to Focus Their Marketing On?

Whether you’re a new property owner offering corporate housing or have been at this business for decades, you might have some thoughts on what new corporate landlords should focus their marketing. Maybe you do well by offering fantastic photos or your property, or you find that getting high-quality furnishings is the best marketing you can get.

On the other side of the coin, perhaps you are new to the corporate apartment business, and you want some advice on how to market your property successfully. Through the results of our 2019 survey, CHBO can now offer our 2020 CHBO Corporate Housing Real Estate Report insight into what works for other owners of corporate housing.

Based on the results in the survey, the number one thing you can do to improve your marketing is offering the best possible photos of your home or apartment. While respondents could choose several options, the highest amount at 71% responded that photos are the best form of marketing out there.

This means you should do more than take quick snaps of your property and post them without making sure they look great. People interested in renting a property are going to use the photos to decide whether your space is right for them.

While this is the most answered marketing focus, others have high marks for making your property more likely to be booked. For instance, both the location and the description were recommended by 41% of respondents when it comes to marketing. Price was just below the two of these things at 40%.

Wondering what other things might help with marketing? Corporate landlords were recommended by 33% of respondents to have a quick response time. Meanwhile, having excellent furnishings was endorsed by 31%, and having top amenities was mentioned by 26% of people. The least recommended marketing focus was offering discounted rates for more extended stays at 16%.

So, those who are looking for options to improve their listings should focus first on great photography. If you want to go farther than that, the description is another place to do some sprucing up. Having a location that is in demand is also a good choice, although this is a bit more complicated than taking new photos or writing an original description.
