When you look at the listings for temporary apartments on CHBO, you’re going to see a lot of impressive properties with a lot of great amenities. With all of these beautiful buildings, luxury features, and incredible locations, how can you make your rental really stand out? Here are a few of our favorite tips and tricks to attract more corporate tenants.

Your Location Matters

First of all, people care about more than just the temporary apartments or houses they’re going to be living in for a few weeks or months. In fact, while corporations and individuals both gravitate toward properties with community pools and other luxuries, location is actually a lot more important.

Why? Put yourself in your renter’s shoes for a moment. They are going to want to live in a really great apartment when they arrive, but they’re going to have their mind on where they’ll be living permanently when they move here. That means they want to have easy access to the amazing neighborhood and community around your property.

When you list your property, don’t be shy about what’s outside your front door, especially when that includes community events, local businesses, shopping, parks, recreation centers, and more. The more you have going on around your property, the more people are going to be attracted to it.

How’s the School District?

Did you know that most inquiries for relocating families come with requests for specific school districts? Do a little bit of research on your property’s school district. If it has top-ranking schools, you’ll definitely want to mention them in your listing. If you’re within walking distance of one of those schools, you most definitely want to talk about that, as well.

What About Your Convenient Location?

If your property is located within five to ten minutes of a successful business district with numerous corporations, be sure to mention this. Remember, you’re not just catering to individuals looking to relocate to your area — you want to stand out to corporations that are willing to pay for corporate housing for the employees they bring in for temporary work or relocation.

Corporations want to put all of their traveling employees in one, centrally located, convenient area, where they will enjoy luxury features and lots of amenities. Basically, they’re looking for luxury temporary apartments and houses that are less expensive than extended stay hotels but provide more in personality and luxury (which you probably already know is actually very easy for you to do). So speak their language — talk about how close your property is to jobs in the area, how great the schools are, and luxuries that your property includes.

Have Fun With Design

Of course, a picture is worth a thousand words, so you can’t just rely solely on your ability to describe how amazing your property is. However, you also can’t just buy a bunch of discount furniture and appliances, snap a few pictures with your phone, and call it a day. If you really want your temporary apartments to stand out, you’ll need to first furnish your property with attractive pieces that will make your tenants want to move in immediately.

Start by checking out interior design trends for the upcoming year, and don’t be afraid to add accents like beautiful floor-length curtains, area rugs, and art for the walls. Of course, you don’t want to make the place look too personal or too mix-and-match, so if you don’t have much interior design experience, you might want to hire a professional for this part.

Hire a Professional Photographer

Whether you DIY your interior design and furnishing or not, though, you are definitely going to want to get a professional photographer to take your listing photos. Think of it this way — for your wedding did you have a friend pull out their phone and just take a couple of quick shots of your “I do”? Of course, not. You wanted to make sure you had the best images possible to remember one of the most important days of your life.

Well, photographing your temporary apartments may not feel like photographing your wedding, but you will get a lot more attention and much better rental rates if you make sure that you show off your property in the best light and from the best angles. The cost of professional pictures will pay for itself in a lot less time than you might think. And if you want to test this theory, try listing your property with your camera phone pictures, and then try listing it with professional photos. If you do this test, though, expect your temporary apartments to stay empty until you post more impressive pictures.

Remember, your corporate renters could be looking for something more impressive and more homelike than an extended stay hotel, and they want some luxury. Show them what they’ll be getting, and you’ll rent your properties much faster.
