Do you offer pet-friendly apartments, or do you prefer to avoid cats and dogs who might track across your carpets or tear up your furniture? Some people prefer to avoid the hassle of having Fido or Spot in their furnished homes, while others find that allowing pets gives them more bookings and doesn’t create significant problems.

Our CHBO Corporate Housing Real Estate Report looks at how many people allow pets in their apartments, condos, or homes, and how many do not. It also delves into whether people with pet-friendly apartments experience any damage from pets, and much damage can be expected.

Looking back at 2018’s results, we can see that 53% of owners did not offer rentals that allow pets. Another 9% allowed cats, while 20% accepted small dogs, 7% allowed large dogs, and 7% would allow any pet to stay with their owners. There are many reasons why someone might not want to allow pets, including:

  • Potential damage to carpets, wood floors, and furniture
  • Loud noise that might disturb other people living in the building
  • Liability issues if a pet were to bite someone else while staying in the home
  • Loss of other tenants if they are allergic to dogs or cats or don’t like the disruption
  • Accidents from pets can lead to odors in the apartment or common areas.

On the other hand, there are also reasons to consider allowing pets. Having a pet-friendly apartment gives you a larger pool of tenants, may bring about more responsible tenants, and can allow you to charge more for your corporate housing.

Pet friendly apartment rentals

It might make you feel better about being one of the owners who allow pets when you look at our report and realize that most people have no damages related to pets. In 2018, only 20% of owners of pet-friendly apartments experienced damage. For 2019, that number dropped down to only 18%. In most cases, the damage was minimal and didn’t require much effort to fix.

It’s entirely up to you whether you want to allow pets, but keep in mind the pros and cons of both options. Allowing pets is a personal decision, but worrying about damages might be needless if you look at what the surveys say over the last several years. Give it a few moments thought!
